Water tank & motor work in Bhubaneswar

If the pressure has dropped at every tap in the house, the taps are not the problem. It is the tank, the pump, or the line feeding them.

Almost every home here depends on a tank and a motor, and almost nobody looks at either until something stops. Both are simple systems with a small number of failure points, and most of those failures give you warning if you know what to listen for.

The commonest one I see is a float valve that has stopped sealing. The tank overflows, water runs down an outside wall for weeks, and the first anyone knows about it is a damp patch inside or a bill that has gone up. The valve itself is a small part. The wall it has been soaking is not.

The second commonest is a pump that has started running dry, usually because the supply into the ground-level tank has fallen off and nobody noticed. A pump running dry gets hot and destroys its own seals, so a problem that started as a supply issue ends up as a replacement motor. If yours has begun to sound different — higher pitched, or cutting in and out more often — that is worth a look before it becomes a purchase.

Sediment is the third. Bhubaneswar water leaves a fine silt in the bottom of a tank, and once it is disturbed it ends up in your aerators and cartridges. If you are cleaning tap aerators every few weeks, the tank is the thing to deal with, not the taps.

Tank, pump and supply problems

Anything between the mains and the tap.

  • Overhead tank overflowing, or a float or ball valve that no longer seals
  • Overhead and ground-level tank cleaning, including sediment removal
  • Low pressure at every outlet in the house
  • Pump not priming, losing pressure or running dry
  • New pump or motor fitted, with correct foot valve and non-return
  • Grit and silt reaching taps and blocking aerators repeatedly
  • Supply line leaks between ground-level tank, pump and overhead tank
  • Tank lid missing or broken, letting dirt, insects and light in

How I do the job

Honest about the method, the tools and the limits.

  1. Find out where the pressure is lost

I check in order: supply into the ground-level tank, ground-level tank level, pump behaviour, the rising line, then the tank and its outlet. Working along the system in sequence is how you avoid replacing a working pump because the real fault was upstream of it.

  2. Deal with the cause, not the symptom

A dry-running pump is a supply problem wearing a pump problem's clothes. Replacing the motor without fixing the supply just buys you a second dead motor. I will tell you which one you actually have.

  3. Clean properly if the tank needs it

Drained, sediment removed, walls and base wiped down, inlet and outlet checked, then refilled and the first draw run off through the outlets rather than left sitting in your pipework.

  4. Set it up so it lasts

Correct float adjustment so the tank stops filling where it should, a proper foot valve and non-return so the pump holds prime, and a lid that actually seals. Then I show you what to listen and look for so the next failure is caught early.

What it costs

How I price tank and motor work

Three different kinds of job with three different shapes, so they are quoted separately:

  • Cleaning — priced on tank size and access; a rooftop tank up a ladder is not the same job as a ground-level tank
  • Valve and fitting repairs — a visit plus the part
  • Pump or motor replacement — labour quoted separately from the unit, so you can see both and choose the unit yourself if you prefer

On pumps in particular: I will tell you when a motor is genuinely finished and when it is a foot valve, a capacitor or a supply problem being blamed on the motor. Replacing a pump that did not need replacing is one of the easiest ways to overcharge somebody, and I would rather have the repeat customer.

These slots are empty on purpose. Genuine photographs of my own jobs go here once I have the customer's permission to publish them — I would rather show you nothing than show you someone else's stock photograph.

Tank and motor questions

How often should an overhead tank be cleaned?

Twice a year is a sensible habit for most homes here, and once a year is the minimum I would suggest. If the lid does not seal properly, or you can see sediment when you look in, sooner.

The giveaway from inside the house is aerators and cartridges blocking repeatedly.

The pressure is low everywhere. Is my pump dead?

Possibly, but do not assume it. Low pressure at every outlet points somewhere in the tank, pump or supply chain, and the pump is only one link in it — a failed foot valve, a partly closed valve or a low ground-level tank will produce the same symptom.

I work along the system in order before condemning anything.

Do you do the electrical side of a motor?

I handle the plumbing connections and the starter and switch work that goes with a domestic pump. Anything beyond that — new circuits, distribution board work — belongs to an electrician, and I will say so rather than improvise.

My tank overflows every day. Is that urgent?

It is not going to flood your living room, but it is wasting water continuously and soaking whatever the overflow runs down. Walls do not recover quickly from that. Worth fixing in days rather than months — the part is usually small.

Still not sure it's the right fix?
